Construction and Prefab Cashflow Model

What prefabricated components do to pre-manufactured value, pre-delivery payments, peak equity and schedule, against conventional construction.

PMV and PDP

Pre-manufactured value says how the building is made. Pre-delivery payments say when it is paid for. Both are shares of the same conventional hard cost, so they read side by side and add across components.

Cash flow and schedule

Monthly funding of the prefab scenario split into equity and debt (left axis), cumulative cost for both scenarios, construction payments plus capitalised interest (right axis), and both programmes on the same month axis. Negative months are preconstruction. Equity below the line is the lender reimbursing eligible costs once components are delivered.

Lender advance policy

Who funds the payments made before components reach site. All three are shown and none is defaulted; full advance is marked as the base case only. Equity figures cover the hard cost slice of the capital stack.

Treatment of off-site materials, stored products and statutory holdback varies by province and lender. Check the lien legislation for your province and your lender's terms before relying on any column.

Value of time

Every effect of the selected components, kept on separate lines so a reader can accept some and reject others.

Sensitivity analysis

The tornado sweeps each assumed input alone across its range. The bands are a 500-draw Monte Carlo over triangular distributions with a fixed seed, so a shared link reproduces the same result.

Component detail

Derived for this project. Every input behind these numbers is an assumed placeholder until a supplier publishes its own.

Supplier data template

What a supplier would publish per component for this tool to replace assumptions with real data. From these the tool computes the PMV contribution, PDP shift, lead time and required design freeze. Cost plan data from users stays local and is never collected; supplier component data is solicited and published.

  1. Component name, MMC category and primary material
  2. Typologies served and height limit
  3. UniFormat elements captured, with capture fraction
  4. Cost premium or discount against the conventional trade, as a range
  5. Material, on-site labour and off-site labour split
  6. Payment milestones: percentage and trigger for each
  7. Manufacturing throughput, and procurement time ahead of manufacturing
  8. Install rate in days per floor or units per day
  9. Security offered at manufacturing milestones: none, escrow, bonding or title transfer

A submission becomes measured data only with the supplier's written agreement to publish it. Submit component data.
